What is the Pennsylvania median income by county for 2022?
Each
spring, HUD establishes the new income limits (May or June
typically). The following chart is based on the 2021 PA county data.
Many Pennsylvania banks provide "special financing" to first-time home purchasers whose family income is at or below the county median income level.
The reason is because of the Community Reinvestment Act (CRA). The CRA mortgage programs are targeted to low to moderate income borrowers/households. Each bank's program is different and it might be worth a little time to see if you can arrange special financing for your home if your income falls below the income limits below.
Some banks may provide a reduced down payment, a lower loan rate,
cheaper closing fees, or even grant money. Understand that household
income refers to the income of ALL members of the family who will
live in the property after closing, not simply the names on the
mortgage. So, if your children earn money, it counts as "home
income." If Grandma will live with you and gets social security, a
pension, or other benefits, that is part of it as well.
Many banks will also allow homebuyers to participate in CRA
mortgages if they buy a house in a low to moderate-income
neighborhood.
